The 90-day planning checklist
First month: define budget including association fees, membership costs, and insurance — not just purchase price. Establish Florida domicile strategy with your CPA if tax residency matters. Second month: visit in the season you will actually live here; a February visit tells you about traffic and tee sheets, an August visit about heat and quiet. Tour no more than five communities per trip — depth beats coverage. Third month: shortlist two communities, get real insurance quotes on representative properties, and review association documents before writing anything.
