The geography argument

Estero occupies the precise midpoint of Southwest Florida's growth map: twenty minutes to RSW airport, equidistant to downtown Naples and downtown Fort Myers, anchored by Coconut Point, Miromar Outlets, Gulf Coast Town Center, and Florida Gulf Coast University. No other submarket in the region pairs this infrastructure density with remaining land for master-planned communities.

The result is a corridor where community quality rivals Naples at a meaningful discount, and where the buyer pool deepens every year as the village's town-center development matures.

What the inventory mix tells us

Estero's east-west price gradient is the story. West of US-41, bay-adjacent communities — West Bay Club, Pelican Landing's southern villages — trade at coastal premiums. The central corridor offers established golf communities like Grandezza and Copperleaf at the market's best lifestyle-per-dollar ratio. East of I-75, the Corkscrew Road expansion — WildBlue and its newer neighbors — supplies the new construction the west side cannot.

This three-band structure lets buyers move along the gradient as their priorities change, which is why Estero retains residents at unusually high rates.
