Not all waterfront is the same water
Southwest Florida sells four fundamentally different waterfront products. Direct Gulf and bay frontage — Bay Colony, Barefoot Beach — is the scarcest and prices accordingly. Gulf-access canal frontage, the signature of Cape Coral and Bonita's coastal pockets, trades on bridge clearance and minutes-to-open-water. Riverfront along the Caloosahatchee offers big-water views at relative value. And freshwater lakefront — WildBlue, Miromar Lakes — delivers boating and skiing without salt, tides, or coastal insurance premiums.
Each carries its own cost structure, maintenance reality, and buyer pool. The first question we ask waterfront clients is not 'what is your budget' but 'what do you want to do on the water' — the answer usually picks the product for you.
The questions that protect you
For any sailboat or large-vessel buyer: is access truly unrestricted, or do fixed bridges cap your mast and flybridge height? How many idle-speed minutes to open water? For canal homes: what is the seawall's age and condition, and when was the dock's last permit pulled? For coastal properties: what are the current elevation certificate, flood zone, and insurance quotes — not last year's figures, this year's?

Insurance is a strategy, not a line item
Flood and wind coverage now meaningfully shape waterfront values. Newer construction built to current codes — post-2002, and especially post-2023 — carries dramatically better premiums than older stock at the same price point.
