Start with the membership math, not the gate photo

Every golf community in Southwest Florida photographs beautifully. The differences that matter show up in the membership structure. Bundled communities — Copperleaf, Colonial Country Club, Heritage Bay — include golf with every home and carry the cost through association fees. Equity clubs — Wildcat Run, The Colony, Pelican's Nest at Pelican Landing — sell membership separately, often with a meaningful initiation.

Neither model is better in the abstract. Bundled golf gives you cost predictability and a built-in social fabric; equity clubs typically offer lower member counts per hole and a more private experience. The right answer depends on how many rounds you actually play and how long you plan to own.

The number nobody quotes: members per hole

Tee-time availability in February is the truest test of a golf community, and it comes down to a simple ratio: how many member households share how many holes. Heritage Bay's 27 holes serve its membership at one of the healthiest ratios among Naples bundled clubs. Copperleaf's roughly 570 homes on 18 holes is similarly strong. Wildcat Run's small roster on an Arnold Palmer Signature course is the equity-side equivalent.

When we tour communities with golf-first buyers, we pull current membership counts and seasonal tee-sheet policies before anyone falls in love with a floor plan. It is the least romantic part of the search and the one that most determines daily happiness.

Matching course to game

Southwest Florida's designer roster is deep: Pete and P.B. Dye at West Bay Club, Tom Fazio's 36 holes at Pelican's Nest, Arnold Palmer at Wildcat Run, Arthur Hills at Miromar Lakes, Jerry Pate at The Colony. Each architect asks a different question of your game — Dye demands placement, Fazio rewards the aerial game, Palmer's small greens sharpen your wedges.

Play the course before you buy if at all possible. We arrange member-accompanied rounds for serious buyers at most of the clubs we cover, because an afternoon on the course tells you more than any brochure.

Where the value sits in 2026

Bundled communities continue to outperform on resale velocity as equity initiations have climbed across Naples. For buyers wanting signature-designer golf with estate-scale lots, Wildcat Run remains the corridor's quiet value. At the top of the market, communities that pair golf with a second amenity — West Bay's private beach club, Miromar's lakefront beaches, The Colony's bay club — defend premiums best across cycles.
